Section 8 (officially the Housing Choice Voucher Program) is a federal program where the government pays a portion — often 70–100% — of a tenant's rent directly to the landlord. As an investor, this means guaranteed, on-time rent payments backed by the U.S. government, making it one of the most stable rental income strategies available.

Extremely reliable. The housing authority pays their portion directly to you, the landlord, every month — regardless of whether the tenant pays their share. In many cases, the government covers 100% of the rent. This eliminates the #1 risk in traditional rentals: non-payment.
